This article is for Genstar builders using LotWorks in Calgary, Edmonton, and Winnipeg. It explains the builder roles in LotWorks and what each role can do, from lot sales through architectural submissions and inspections. Your role is assigned by Genstar and controls which actions you see and can perform.
LotWorks controls what you can do through your role. When your profile is created, Genstar assigns each builder user one or more roles, and your role determines which buttons and actions appear on your lots and homes. If you can't see an action you expect, it usually means it belongs to a different role.
There are four builder roles:

| Builder - Sales Manager | Oversees the builder's activity across all assigned communities. Handles lot holds, purchases, and home buyers. |
| Builder - Sales Contact | Day-to-day sales. Handles lot holds, purchases, and home buyers, and can reserve colour selections as a partial architectural submission. |
| Builder - Architectural Coordinator | Owns the architectural submission. Makes partial and full design submissions, re-submissions, and design changes. |
| Site Supervisor | Handles on-site inspections. Submits initial (pre-construction) inspection photos and home inspection requests. |
NOTE: A user can hold more than one role. Someone who both sells and coordinates design, for example, may be set up as a Sales Contact and an Architectural Coordinator.
What Each Role Can Do
The tables below list each event - the action buttons you see in LotWorks - and which roles can perform it. A checkmark (✓) means the role can perform the event; a dot (·) means it is not permitted for that role.
Lot Sales
Both the Sales Manager and Sales Contact roles can run the full lot-sale workflow, from placing a hold through recording a home buyer. The Architectural Coordinator and Site Supervisor roles have no lot-sale permissions.

NOTE: Lot holds and purchases are part of Genstar's process in Calgary and Edmonton only. Winnipeg builders may see these options, but Genstar will reject any hold or purchase request submitted there. See Genstar: Moving from Streetscape to LotWorks for the full breakdown by market.
Architectural Design
The Architectural Coordinator owns the design submission and can perform every step. The Sales Contact can make and re-submit partial submissions - reserving colour selections or attaching preliminary drawings - but cannot make the full design submission or submit a design change. Approvals are handled by Genstar, not by any builder role.

NOTE: You can make a partial submission as soon as a lot is allocated or assigned to you. A full submission (Submit Design) only opens once Genstar has acknowledged a deposit on the lot and you have added a home buyer or flagged the home as spec.
Inspections
Inspection submissions belong to the Site Supervisor role. On-site staff submit the inspection; Genstar and its consultants review, approve, and close it.

NOTE: Final (lot damage) inspections are requested and managed entirely by Genstar and its engineering firm. No builder role can request, submit, or manage a final inspection. Inspections also vary by market: home inspections run in Edmonton only, final inspections in Calgary and Edmonton, and Winnipeg keeps its existing process for both. A Few Things to Know
Showhome traffic. Sales Managers and Sales Contacts are prompted to enter showhome traffic when they sign in. Other roles are not.
A permission is not a guarantee for your market. Seeing an action does not always mean it applies where you build. Winnipeg holds and purchases are the clearest example. When in doubt, check the market details in the migration article.
Builders submit; Genstar approves. Builder roles submit and re-submit designs and inspections. The matching approvals - architectural approval, inspection pass, and closing an inspection - sit with Genstar and its consultants.
Changing your role. Your role and community access are set by Genstar. If you need a different role, an added role, or access to another community, contact Genstar.
