LotWorks follows a simple lot progression system taking a Lot from Available to Sold.
Sale Status Summary
Available - Lots held by the land developer and available for holds and purchase requests by builders.
Showhome - Lots designated as the locations of show homes.
Allocated - Lots that have been assigned to a specific builder, though no sales contract is yet in place.
Builder Inventory - Lots sold (typically in a larger group) to a specific builder.
On Hold - Lots that have been placed on hold by a builder. Holds expire, typically after 14 days.
Spec - This indicates that a lot has a quick possession / spec home built on it.
Sold - Sold lots have moved through the sale status process, and now belong to the home buyer.
Unavailable - These lots are typically show home parking, signage, and future phase releases.
This process involves interaction from both the developer and builder, and is recorded in the lot details and lot history. Each lot event is also represented as a link on your dashboard, taking you to a page full of lots at that particular stage of the process.
Different user accounts will see slightly different presentations of these events because of their access levels. Many of these events will also generate notifications to the builders and to internal employee contacts as well.
